For those of you looking for a deal. Hernando County has a wide variety of choice. The Foreclosures and Short sales that are being picked up can be well below assessed value of the properties. There are Waterfront properties with full deep water Gulf access being sold well under 300,000. There are homes on Acres being sold for under 250,000. There are brand new homes with 2000 lv sq being sold for 120,000 and many homes for under 100,000. I am told that more Foreclosures are coming and I am sure there are. However with new construction at a stand still buyers have to be quick. When great priced homes are listed they may get multiple offers and go into a Highest and Best situation. Many times they are sold for more than the asking price. Short sales also may have multiple offers but because of a lengthy processing time many buyer withdraw, so the ones that have time and patients typically end up with the deal.
