As a realtor in Hernando County (Spring Hill, Brooksville & Weeki Wachee) for the last five years, I often question why I do this, especially recently.
Let me tell you a story and why I know it is worth the aggravation. I had a young couple with three children come to me in January of this year. They had some credit issues and went to a mortgage broker who helped them repair their credit and we went house shopping every Sunday. They found two houses and for one reason or another, could not complete the transaction. Then they went to a class for SHIP funds (a program that gives down payment assistance), jumped through all the hoops and put an offer in on a house. It was a foreclosure and their offer was accepted. Now the fun begins (I will get to the best part of this story but have to tell you the beginning). My buyers had did their due diligence and did everything necessary to get their mortgage, etc., and we are ready to close early. Guess what - the foreclosure bank had not filed all their documents and technically didn't own the property yet. We therefore, had to wait almost another month for them to get their ducks in order. I still have a problem how a bank can list a property they don't own. I will be looking into this.
NOW THE BEST PART - They closed and I went to see them a few days after closing. It was like a Currier & Ives picture. The wife said "I get up every morning and can't believe this is mine, we never thought we would own anything or anything like this". The kids were so excited showing me their rooms.
Dreams do come true and this is the part of being a realtor that makes it all worth it. They also have a mortgage payment that is $100 less than their rent payment was and they have 1,000 square feet more.
Make sure you are comfortable with your lender and your realtor and your dreams too will come true.
